Today I want to go over the three things you need to do to get top dollar for your home. Low inventory means that homes are selling quickly and sellers have the advantage, but why not aim for getting even more money in your pocket?

When you’re thinking of selling one, two, or even three years from now, there are three things you can do to ensure your success down the line. 
  1. Start way earlier than you think. Consider Noah when he was building the arc. When he was building the boat and gathering the animals, he did so well in advance. When it comes to selling a property, it is never too early to get a jump start on the process. Today, we want to let you in on a secret that can save you thousands: a pre-marketing home inspection. 

We teach future home sellers each month at our seminar how to sell for up to 18% more. One of the ways to do this is by fighting off the “staging shark.” Real estate is a new world these days, and it’s a world where differentiating your home from the others is essential. 

I’ve taught over 1,000 home sellers so far, and from doing so I’ve learned that most sellers want three key things. They want to sell for the most money, in the least amount of time, and they want to sell hassle free.

Having a pre-marketing home inspection takes care of all three of these points. When you get your home inspection taken care of prior to listing, you’re saving yourself a lot of money. Your listing photos are key to a successful home sale. When it comes to exterior photos, you should make sure those are taken when your house looks its best. 

It’s important that you plan ahead for exterior photos. Make repairs to the outside of your home, cut down any trees you’ve been wanting to get rid of, and consider power washing or painting your home. 

Now that it’s spring, your home probably looks really good right now. We offer to do a free video and photoshoot of your home, and we can come over after your landscapers are done to take some great photos and video for your listing. 

We use a flip camera or iPad to film your home; that way, we can post your listing to social media right away. Make sure that you work with a Realtor who is tied into social media.

If you aren’t planning on selling your home quite yet, we can post your listing photos to our ‘Coming Soon’ listings page on our website. For example, if you are selling your house in the fall, odds are your buyer needs to sell their current home before they can purchase a new one. Fall is here and houses are coming back on the market. One of our seller seminars is coming up on October 11th, and I’m going to show you a little bit of what I’m going to teach at the seminar.

One topic I’m very passionate about is helping people keep money in their pocket. I have eight strategies to help you do just that, and one of those is to make sure you have a vision. Your house is one of your largest assets; you want to net as much money as possible and have a stress-free real estate experience. Imagine how great that could be.

There are three important things you should keep in mind when envisioning your ideal home selling process:

Start earlier than you think. People are often so busy right now that they wait until the last minute and call me only five days before they want to get their home on the market. That is not enough time to implement home selling strategies that will keep money in your pocket. I have people calling me in September who want to get on the market in April—they will have plenty of time to select the best paint colors and make the necessary repairs to sell for top dollar.


Start preparing your home for the market sooner than you think you should.

Envision crushing the competition. The average days on market is 120 days, while my average is 26 days on market. You don’t want to have your house on the market for 120 days—you want to crush the competition and step over all the other homes that are on the market.

One of my ace strategies for crushing the competition is the ‘Coming Soon’ strategy. You can come to the seminar to learn all about it, but the basic idea is to build up demand for your home while spending the least amount of money in the shortest amount of time. That way, you can net the most money on your home sale and get the edge over the competition.

Finally, imagine a line of people waiting outside your door the first day your house is on the market. They have their checkbooks open and are ready to offer asking price or more. That is the ideal situation you should aim for when preparing your home for the market.

How should you start selling your home? When should you start selling your home?

You should start once you have the slightest thought of moving. Once that happens, get out your staging booklet and start thinking about how to maximize your budget.

After that’s done, start a relationship with a real estate consultant. Not right before you list—now. There’s a right way and a wrong way to hire a Realtor. The right way involves asking questions over the phone. You don’t need to bring someone into your house to hear what they have to say. Remember—if you’re not a coachable seller, Realtors won’t want to work with you.
The next step is getting your home pre-inspected. Any potential buyer will be conducting their own inspection, and they can nickel and dime you on trivial issues if they find any. Getting a pre-inspection nullifies this possibility by informing the buyer of any and all issues with the house before they make their offer.

Finally, you need to compile a staging team by making a list of competent contractors to get any repairs made. If you’ve been in your house for a while, you’ll likely need carpenters, roofers, painters, electricians, plumbers, etc. Learn the names of these people, because they’re the ones who will make or break your home’s value.

Our Home Selling Shark Series is designed to help sellers get top dollar for their homes. We have some hot tips for marketing your home and determining if your Realtor is savvy enough to create demand before your home even hits the market.

First off, SEO optimization is crucial. You want your home to pop up first when someone Googles “homes” in your area because there are so many other Realtors marketing other properties. There is a thing called “Pay Per Click,” where you pay for someone to click on your house.
On our team, we pay the money for that because it just makes sense to drive more traffic to your home. If you work with someone who sells five homes a year, you should know that three of those sales are buyers and only two are properties that the agent lists. That means they are probably not going to spend a lot of money on advertising. I have 100 homes on the market, so I can make sure that your home stands out.

You also want to get your home on every site that populates current listings on the MLS. Syndicating your listing allows sites like Yahoo, Realtor.com, and more to pick up your listing. Homes that use this marketing tool sell in an average of 30 days versus the MLS average of 90 days.

We have seen a little surge in the marketplace over the last few months but it is slowing down a bit now, so pricing is key. Keep in mind that you want to sell your home within 3% of the market price. Think of pricing as a grocery line: there are 10 other people in line, but you want to be up front. There may be 10 other homes in the area on the market and you want to jump in front of them pricing-wise.

You do have to put some time in and determine whether or not those competing properties are overpriced. You don’t want to underprice your home; you just want to make sure that your home price is right for the market you are in.

Today, we'll discuss the important role marketing plays in selling your home.

Nowadays, people do a lot of research on home values. We use preemptive marketing to price the home. We look at pending sales to determine a market value, and then we test the price.

Typically, Realtors try to get a home on the market as fast as possible, without bothering to test the price. They're thinking that doing so will get them their commission faster, and they can always lower the price as time goes on. However, an overpriced home will sit on the market, making buyers wonder what's wrong with the home. That's why it's important to have the price right from the start, so we test the price!


Traditional real estate marketing consists of a sign on the lawn, an ad in the newspaper, listing it with the MLS, and putting the home on the company website. But who reads the newspaper anymore? Certainly not 26 or 32 year-olds.

Once you've staged your home and priced it, we need to market it appropriately.That means getting your home on thousands of websites before it's listed. In order to do that, we simply fill out the Trend Waiver form, which allows us to delay putting the home on the MLS.

By delaying the MLS, we can help the home generate demand before it even hits the market. We can get calls from prospective buyers before you have your first showing, and when you do have that first showing, you can expect a lot of interested people to show up!

Today, I want to let you in on some valuable information. At a recent seminar I led, I taught people about Secret Staging Guidelines and people were ecstatic! Today, I'll share a few of these great home selling tips.

As a general rule, less stuff equals more money for you, the seller. Clear the clutter from flat surfaces to make your home feel bigger and more open. Let the buyers breathe by getting rid of random knick-knacks and other items that don't serve an obvious purpose.

Don't block the natural light when selling your home. Half of the photos I see online have closed shades, making the home look dark and unwelcoming. You also want to keep furniture out of the corner of the rooms to make the space feel more open and full!


Many people have centerpieces on their table and are surprised when I tell them to remove them! The table needs to be clear of everything, so that the photos capture the essence of your home, rather than your things.

The last tip for today is to depersonalize your home. Remove personal pictures from the walls so buyers can imagine their family living in your home. You also want to clean out your closets so buyers don't feel like they're invading your personal space and so that online buyers can get an idea of how much storage space is really there.

My father used to sell new homes, so when I entered the real estate business 22 years ago selling resale homes, I always tried to position them in such a way that they resembled brand new homes. I'll be revealing four of my most secret staging tips to you today, but if you want to learn all of them, then you'll need to attend my Home Shark Seminar

  1. Paint: Paint can go a very long way, and of all the remodels you can do on your home before selling, repainting may have one of the highest ROI's. I suggest painting one color throughout, and earth tones usually work well. White trim often highlights the nice features of a home, and you can add a lot of value by repainting in this way.
  2. Paint your garage: We recommend painting the walls of your garage and the floor gray, or coat the floor with an Epoxy paint. Buyers like to see nice, big garages that they can store things in. You can net a few extra thousand dollars by cleaning out and repainting your garage.
  3. Invest in your basement: Basements are big home sellers. People often forget about basements, but you can keep a lot of money in your pocket if you invest the time, energy, and money into renewing your basement. We like to paint basement floors gray or tan, and if any concrete floor is showing, we recommend that you paint that as well. Ideally, your basement should be as spotless as your kitchen. You may need to move some things into a storage unit, but the money you save by doing this might make the costs well worth it.
  4. Six panel doors: This is an inexpensive fix, and it is a major upgrade over old, wooden doors. It's an easy step you can take to make your home feel much more new and modern.

Diane's Secret Painting Tips to Make Your Home Irresistible to Buyers



Hi Blog Fans, welcome to my blog. Since Spring is officially here, and many of you are putting your homes on the market, I wanted to share this information from one of my Home Seller Seminars. When preparing your home for sale, you need to do the following when it comes to painting: 1. Paint the basement floor, if not finished, and walls. 2. Paint the garage floor and walls. 3. Paint your paneling 4. Remove all wallpaper at whatever price, as you will make triple the money back. 5 Paint your trim white, dark trim is the death to any home on the market.
